Approved 2024 property values for Lucas County available to view in AREIS

The Lucas County Auditor's Office says property owners can file a challenge if they disagree on their final 2024 property values.

LUCAS COUNTY, Ohio — The Lucas County Auditor's Office announced Friday that the State of Ohio Tax Commission has approved the 2024 property values for Lucas County and the final values are available to view through the Auditor's Real Estate Information System (AREIS).

You're able to find the final values at this link. The auditor's office said all property owners who filed an informal property value review last fall will also be mailed notice of final value postcards.

“One of my cardinal values as an elected official is transparency. Sending out property value notices is not required, but I want to share as much information with residents as possible,” Lucas County auditor Katie Moline said in a press release. “I am notifying residents of these values now because the State of Ohio has officially finalized them." 

The auditor's office said property owners still have an opportunity to challenge the final 2024 property values if they disagree that their final values are what the property would yield on a fair and open market.

The auditor's office said that according to Ohio law, complaints must be filed between Jan. 1, 2025, and March 31, 2025, and no complaints can be filed outside of those dates. More information can be found at this link.

“My office stands ready to assist and answer any questions regarding the State-mandated Property Revaluation and how to challenge the value at the Lucas County Board of Revision,” Moline added. “I encourage residents to contact my office and have their voices heard."

According to the auditor's office, while property values can be challenged with the Board of Revision, property taxes cannot.

"Property taxes are determined by municipalities and by voters at the ballot box and are not subject to a Board of Revision challenge. Property taxes and property values are not the same and do not rise at a dollar-for-dollar rate," the auditor's office said.

The auditor's office said House Bill 920 keeps property taxes from increasing dollar for dollar with property values. According to the auditor's office, new levies or replacement levies passed by voters cause large swings in property taxes. The auditor's office said multiple levies passed in March and November of this year, including four new levies, will increase property taxes countywide.
