Mercy Health seeking developer for former St. Luke's Hospital campus

Mercy Health says the hospital building is "functionally obsolete" and will likely need to be demolished as part of the redevelopment plan.

MAUMEE, Ohio — After acquiring the assets of the former St. Luke's Hospital campus in Maumee last year, Mercy Health is now seeking proposals from "qualified developers" to move forward with the next phase of redevelopment.

Mercy Health acquired the assets of the campus in June 2023 after McLaren Health Care closed the hospital in May 2023.

After conducting "due diligence" on the structures, Mercy Health said the hospital building is "functionally obsolete" and will likely need to be demolished as part of its redevelopment plan.

“Mercy Health looks forward to partnering with a strong developer who would acquire the campus and honor the St. Luke’s legacy with a signature project. This transition to a developer, who will be an expert in this redevelopment arena, will allow our ministry to uphold our promise to the community of providing high-quality, compassionate health care,” Bob Baxter, president of Mercy Health – Toledo said. “I want to thank both the community for their valued input and Maumee’s elected leaders for their support throughout this process.”

Mercy Health said that studies of the infrastructure of the campus have been done, including assessing the buildings, public utilities and access roads. They said interviews with potential developers will be conducted over the next several months.

Mercy Health said they hosted multiple listening sessions last summer to hear from the community about the future of the campus and health care in the region.

"Mercy Health believes that combining community input with developer experience will lead to a much stronger and more sustainable redevelopment project," the healthcare system said in a press release.
